John William Brook held a leasehold on a piece of ground at the junction of Fitzwilliam Street and Great Northern Street, which he proceeded to develop, producing his own plans as an architect. An earlier application for this scheme had been turned down, but was re-submitted with modifications. The development includes a shop at the corner of Fitzwilliam Street and Great Northern Street, with living accommodation above and in Great Northern Street. A second house with its main elevation on Great Northern Street forms part of the same development, and link the corner site to existing dwellings on Mr Brook's leasehold. A passage between the two houses leads into the yard at the rear, where additional privy accommodation is to be provided.

The leasehold abuts that of Mr Wilkinson. The plans do not provide room names and the buildings are plain.
